Relocation & Settling In

The managed apartment search in Berlin, run with you.

Renting in Berlin is genuinely competitive, and the system quietly favours people already here. We do the searching, the viewings and the German paperwork with you, and give your application the best shot we can.

The Berlin reality

Forty applicants. One viewing slot. You, three time zones away.

Vacancy in central Berlin sits below two percent. A well-priced flat draws dozens of applications before its first viewing, and landlords often decide in an afternoon.

They ask for a Schufa you don't have yet, three payslips from a German employer you may not have yet, and a Wohnungsgeberbestätigung you can't get until you already have somewhere to live. It's a system that quietly favours the people who are already settled here.

We help you clear that bar anyway.

The engagement

We run the search as if it were our own move.

One point of contact, from brief to signed lease.

  1. The brief

A short, honest conversation: budget, neighbourhoods, must-haves, and the things you'd rather not compromise on. We turn it into a search profile that reflects how Berlin actually lets flats.

  2. The search

We check the portals every day, and stay in touch with agents and Hausverwaltungen across the city so nothing suited to you slips past. You get a shortlist, not a firehose.

  3. The viewings

We attend for you, camera in hand, or come along if you're in town. You get an honest read on light, noise, condition and the neighbours, the things photos are arranged to hide.

  4. The application

We put together a landlord-ready dossier: cover note, Schufa or a credible stand-in, proof of means, references, in the form German landlords expect. A complete file, first time, helps move you up the pile.

  5. The lease & the keys

We read the contract before you sign and flag the clauses that matter: Kaltmiete, Nebenkosten, Kaution, Kündigungsfrist. We handle the handover protocol and see the keys into your hand.

The same small team, from your first message to move-in day.

Why us

We can't promise a flat. We can make you the strongest applicant in the room.

We've done this often enough to know what makes a landlord say yes: a complete file, a fast reply, and someone who's clearly done this before.

We negotiate on your behalf in German and we're honest with you about your odds. We can't guarantee an outcome in a market this tight. What we can do is make sure nothing in your application gives a landlord a reason to say no, and take the legwork off your plate while we try.

Questions

The questions we're asked most.

Can you help before I arrive in Berlin?

Yes, most of our clients engage us from abroad. We handle viewings, applications and correspondence in German while you're still packing, and aim to hand you the keys when you land.

I have no Schufa and no German payslip. Is that a problem?

It's the most common situation we handle, and it's workable. We present credible alternatives, proof of means, an employer letter, a guarantor, or a deposit structure, in a form landlords accept. It's the whole subject of our dedicated page on renting without a Schufa.

What does it cost?

A fixed engagement fee, agreed before we begin, not a percentage of your rent and no surprises. Tell us what you're looking for and we'll quote.

Which neighbourhoods do you cover?

All of Berlin, from Mitte and Prenzlauer Berg to Charlottenburg, Kreuzberg and the quieter west. We'll also tell you honestly where your budget goes furthest.

How long does it take?

It depends on your budget and requirements, but a focused search often moves within a few weeks. We'll give you a realistic timeline at the brief rather than an optimistic one.

Do you also handle the move itself?

We can. Our managed move service covers shippers, customs and timing, and pairs naturally with the apartment search: one team, one contact.
