Almost every flat listing in Berlin asks for a Schufa, the German credit report you can’t have in your first weeks in the country. It’s the most common wall new arrivals hit, and it stops good tenants who simply haven’t been here long enough to build a record. The good news is that a missing Schufa is rarely the real problem. It stands in for the question every landlord is actually asking.
What a landlord is really asking
A landlord letting a flat in Berlin wants one quiet thing answered: will this person pay the rent, reliably, for years? The Schufa is just the local shorthand for that answer. If you can answer the question another way, clearly and in the format they expect, the missing report matters far less than the forums make out.
What to bring instead
In place of a Schufa, a strong applicant brings proof of the same reliability:
- Proof of means: recent bank statements, savings, or a summary of your assets.
- An employment contract or letter with your role, salary and start date.
- An international credit report from your home country, translated.
- A guarantor (a Bürge) if you have one, or a parental guarantee.
- A larger deposit, or deposit-guarantee insurance (Mietkautionsversicherung).
None of these alone is decisive. Put together as one complete, confident file, they often win a flat over someone who simply ticked the Schufa box.
The dossier is the difference
Flats in Berlin get let in an afternoon. The applicant who hands over a single, landlord-ready folder (cover note, proof of means, references, and a clear explanation of their situation in German) reads as the easy yes. A note on honesty
Be straight about your situation from the first message. Landlords and agents value honesty far more than a polished profile with gaps in it. Tell them you’re new to Germany, show how you’ll pay, and let the completeness of your file do the rest.
